Smith Bros’ Hardware Building: 580 North Fourth Street
If there has been one project that has defined Capitol Equities, it has been the Smith Bros’ Hardware building at 580 North Fourth Street.
This 177,800 square foot industrial structure sat vacant for over 15-years while numerous developers and investors tried to find a way to redevelop the site. Todd Kemmerer and Capitol Equities saw the vision to turn this building into a unique office building, and brought that plan to reality.
Beginning in 1996, Capitol Equities ran this project from start to finish: locating the investors, working through environmental site issues and the design process, bringing the appropriate tenants to the table, namely Retail Planning Associates, to kick-off the redevelopment, all the way down to the current management and leasing of the property.
Creative, vibrant and original are just a few of the words that define the end results. As you can see from these pictures, Smith Bros’ Hardware is a truly incomparable structure, both inside and out.
Not only have we continued to bring new tenants to the property, we have renewed and/or expanded most of our existing tenants whose leases were set to expire over the past two-years. We know that the success of a project depends not only on building it, but also upon making it a desirable place to stay.

Our current tenants include State Auto Insurance, Wells Fargo Insurance, Time Warner Communications and the OSU Prologue Research Group to name just a few. Now celebrating its ten year redevelopment anniversary Smith Bros is 97% occupied in spite of both Retail Planning Associates, a major tenant who leased over 60,000 square feet, vacating the building in 2003 and current less- than-favorable market conditions.
