Marconi Square was interested in making a change in its real estate representation just a few years ago. Even while Marconi Square and the Design Center, prominently located Marconi Square on Nationwide Boulevard in the Arena District, had retained stable occupancy rates, Columbus was receiving national attention for its record high downtown and suburban vacancy rates (over 20%). The owners hoped a new listing agent might spur interest in a stagnant market.

 

Capitol Equities' approach to this project was to become a seamless part of the ownership's team, offering our expertise in real estate marketing and lease negotiations to an already succeeding management organization.

 

By marketing the property's unique physical characteristics, terrific location in the rapidly growing Arena District, and its high-quality management team, Marconi Square has reached an occupancy rate of almost 90%.

 

Over the course of this partnership, we have also achieved a tenant retention rate of 95%. In fact, tenants are not only renewing their leases, but are growing within the property, which speaks to a high-quality of tenant satisfaction. During the first six-months of 2007, three major tenants have renewed their leases, with two of the organizations expanding their offices within the building.

And that's not all of the story. Capitol Equities leases a second property under the same family ownership at 399 East Main Street. Located in the Market Exchange District of downtown Columbus, this project has also maintained a stable occupancy rate of over 90% during Capitol Equities' tenure.

 

Through aggressive marketing, offering attractive leasing options and providing quality management services, these properties have continued to flourish in a languishing market.
